           CAP Wins Big at Pasco EDC NetFest

           This spring, CAP Realty was proud to take home the award for Most Unique Chili at the Pasco EDC NetFest Annual Chili Cook-Off. The event, which has been running for 22 years, has long been a favorite in the community. CAP has participated since the beginning, making this year’s win especially meaningful.

           On March 2, 2025, CAP participated for the third consecutive year in the 10th Annual Cancer Crawl. The team joined with others across the community to raise awareness and funds for cancer research, showing continued commitment to causes that directly impact families in Pasco County.

           Leadership &amp;amp; Recognition for Heidi Tuttle-Beisner

           Broker/Owner Heidi Tuttle-Beisner, CCIM has long been recognized as a leader in both real estate and community development. With more than thirty years of experience in commercial investment brokerage, Heidi has built a reputation as a top producer and industry advocate.

In 2025, she is serving in her current role as Grievance/Professional Standards Chair, ensuring the highest ethical standards are maintained within the industry.

      <title>New Port Richey Plaza Successfully Tented for Termites Thanks to Property Management Team’s Dedication</title>

           On July 29–31, 2025, Center Plaza underwent a major project: a full termite tenting of the property. While essential for maintaining the long-term integrity of the building, the process required an extraordinary amount of planning, communication, and coordination, especially with 12 units and 9 unique tenants under one roof.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The challenge was especially complex due to the number of food-related businesses within the plaza. Each had to carefully remove perishable goods, cooking equipment, and sensitive materials before the project could begin. In addition, the cigar store needed to remove all its inventory, and the flower shop had to clear out every arrangement and product to ensure nothing was damaged during the process. Coordinating those logistics alone was no small feat.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Despite the hurdles, Property Managers Sabrina McCall and Angie Pisz rose to the occasion. They not only ensured that every tenant was properly notified, prepared, and relocated during the three-day process, but also managed to keep everything on schedule—while still overseeing 38 other properties in their portfolio.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The success of this project is a testament to the professionalism, problem-solving, and dedication of the property management team. What could have been a stressful and disruptive process was handled with organization and care, ensuring the safety of tenants, businesses, and the long-term health of the property.
          &#xD;

She is also a founding advisory board member of IDEA Schools Tampa Bay.

           PALM HARBOR, Fla. (Dec. 4, 2023) – AlloCyte, LLC, has purchased a 24,560-square-foot, two-story
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           industrial property at 3816 DeSoto Blvd. in northern Pinellas County’s Palm Harbor for $4.2 million. The
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           purchase will bring two life sciences companies to the Tampa Bay area – AlloCyte, which plans to be a
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           worldwide manufacturer of the liquids that preserve organs for transplantation, and 34 Lives, PBC,
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           which rescues unused kidneys for transplantation.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           AlloCyte is currently moving into the Palm Harbor property’s first floor. 34 Lives will move into the
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           second floor when the current tenant, Integer, fully vacates to relocate to another location in April.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

           Heidi Tuttle-Beisner, broker-owner at Commercial Asset Partners (CAP) Realty, represented the seller,
          &#xD;

(Nov. 20, 2023) – A San Diego-based life sciences company focused on providing scientific and engineering services to the U.S. Department of Defense and Homeland Security is expanding to the East Coast by adding a second location to its operations. Paloma Azul, LLC, affiliated with Amaratek, has purchased a 33,846-square-foot industrial property located at 150 Douglas Ave. in Dunedin for $3.9 million. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           With move-in to 150 Douglas Ave. planned for early 2024, Amaratek President David Dumas expects Amaratek’s expansion will bring 20 new high-paying jobs to the area. Amaratek plans to hire for program managers with defense contracting experience, machinists, welders, chemists, and engineers.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;

           Originally founded in November 2002 to deliver research and development services to the U.S. Department of Defense and Homeland Security, Amaratek developed a biological system for the neutralization of chemical weapons and delivered a working system to the U.S. Army in March 2004. Later, Amaratek recognized it could also apply many of the skills and insights honed for military applications to civil government projects. Now, in addition to its focus on U.S. defense and security, Amaratek provides technical services to foreign governments, non-governmental organizations (NGOs) and social entrepreneurs.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The industrial property in Dunedin is over three times larger than Amaratek’s building in San Diego. The building was previously used as a manufacturing space, so it met many of Amaratek’s electrical and plumbing requirements. A build-out is currently underway to meet the company’s additional needs, such as adding chemistry labs, a medium-scale chemistry manufacturing space and fencing to secure the yard. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           “It’s very hard to do business in California,” Dumas said. “The manufacturing and real estate regulations are crippling. And those appear to largely go away with this move to Florida. Our hope is that expanding to Florida will allow us to set up manufacturing operations in a more business-friendly environment.”
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

           As for why Dunedin and Pinellas County, Dumas cited the availability of the property on Douglas Avenue and assistance from Tuttle-Beisner, the warm welcome he received from the City of Dunedin and Pinellas County, family ties to the area and Tampa Bay’s workforce quality for specialized jobs. Amaratek also works closely with groups housed at MacDill Air Force Base in Tampa.

           NEW PORT RICHEY, Fla. (Oct. 9, 2023) – Two office properties in Pasco County’s New Port Richey recently sold, and one new owner expects to eventually create more than 150 jobs in the area.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           9912 Little Rd. LLC purchased the medical office building at 9912 Little Road, which the U.S. Department of Veterans Affairs had previously occupied for 20 years as an outpatient clinic. The 45,594-square-foot property on 9.27 acres sold for $4.4 million.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Heidi Tuttle-Beisner, broker-owner at Commercial Asset Partners (CAP) Realty represented the seller, Orion New Port Richey FL LLC, in the transaction. The buyer, an affiliate of BoldAge PACE, will operate a state-authorized Program of All-Inclusive Care for the Elderly center from the space.
          &#xD;

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

    &lt;span&gt;&#xD;
      
           “Medical services are in higher demand now more than ever, due to the explosive growth of Pasco County,” Tuttle-Beisner said. “Medical and life sciences users are also highly attracted to the area due to the 775-acre Moffitt Cancer Center project and the opening of the Ridge Road extension, which provides easier access throughout the county.”

           From its new, yet-to-be-named Program of All-Inclusive Care for the Elderly location in New Port Richey, BoldAge PACE will serve adults 55 and older in Pasco, Hernando and Hillsborough counties. The location will include a primary care medical center, provide physical, occupational, and other rehabilitative therapies, have an adult day center, manage operations for the home health team and transportation unit, and serve as the home for all Program of All-Inclusive Care for the Elderly community outreach programs.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           “Studies showed there was a need for a Program of All-Inclusive Care for the Elderly in New Port Richey and the surrounding area,” said Michael Czermak, chief administrative officer of BoldAge PACE. “This property is located in an area we want to serve, and really fits our needs space-wise, as does the structure of the building, being one-story and beautifully situated.”
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

           BoldAge PACE plans to open its new location in late 2024 or early 2025, following renovations to the property. Czermak said he expects that, at maturity, the center will serve 400 to 500 older adult participants and employ 150 local residents, and will be home-base for BoldAge’s chief medical officer and executive vice president of business development, both of whom are long-time Central Florida residents.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;

    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

           In addition to the New Port Richey location, the company currently operates and has in development several Program of All-Inclusive Care for the Elderly centers in other Central Florida counties and various states, including California, Illinois, Indiana, Kentucky, New Jersey and South Carolina.

           In addition, a 30,731-square-foot office building at 5642-5652 Meadowlane Street in New Port Richey has sold for $2.75 million.

           Tuttle-Beisner represented the seller, Doyle Farm Family Limited Partnership, in the transaction. Deanna DeCubellis with Paradise West Realty represented the buyer, which is doing business as Bayonet, a plumbing, air conditioning and heating services company that will operate from this location.

           “This buyer was looking for something turnkey, that didn’t involve a huge remodeling investment, and also served their central demographic well, keeping in mind employees’ commutes to the new location,” said Tuttle-Beisner. “This property checked all the boxes.”
